Building Stages

We strive to make the building process of your custom home as stress free and engaging as possible. We invite you to learn a little more about the building stages that will take place throughout the construction of your home.

SITE PREPARATION/EXCAVATION

Depending on your building location, there may be multiple steps of preparation required to start building your home. Our team will assist you through each step of it. Through rough staking ensuring minimal trees need to be removed and the perfect placement of your home. Clearing and/or grading your lot and the digging of your basement.

FOOTINGS AND FOUNDATION

The first significant construction activity on your home is the footings and foundation. Whether it is a slab, crawl space, or full basement, it is the structural support for your entire home. You can choose to go with regular foundation or ICF to offer a greater R -Value.  Once concrete is poured, it will need some time to cure. After the concrete is cured, your water proofing membrane is applied to the foundation walls and backfill is completed. Plumbing rough ins will also happen at this point. Once the foundation is complete we will request your foundation draw. 

You will have design meeting during this period to finalize plumbing fixtures, cabinetry, lighting fixtures, flooring, and interior paint.

FRAMING

Once your foundation is complete, framing will take place. Framing is where you will see your house plans take shape and become to life. Your complete home will be framed including exterior and interior walls, floors, ceilings, and roof with the placement of your windows and exterior doors. This is called "lock up" stage. We will ask you at this point for your framing draw.  You will also see your bathtubs and one-piece shower/tub units put into place at this point because there's more room to maneuver large heavy objects.

ROUGH PLUMBING, ELECTRICAL, HEATING AND COOLING

Now that the shell of your home is up, siding and roofing can be installed. At this same time, your plumbing, electrical, and heating and cooling systems will be installed. This consists of drains for plumbing, wiring for electrical outlets and switches, and heating ductwork installed.

INSULATION AND DRYWALL

Once all mechanical inspections are completed, your exterior walls will be insulated followed by hanging of drywall. Installation plays a key role in creating a more comfortable, consistent indoor climate while significantly improving a homes energy efficiency. After drywall is completed, we will request the drywall draw.

FINISH CARPENTRY, PAINTING, AND STAINING

At this time your interior doors, baseboards, door casings, window sills, moldings, and any other decorative trim are installed. Your cabinets, countertops, vanities, fireplace mantels and surrounds are also installed. Your walls, trim and any exterior painting will be prepped and then painted or stained your selected colours.

FLOORING & FINISHING TOUCHES

Your hard surface flooring will in stalled first including laminate, vinyl, wood or tile.  Once all mechanical trims are installed (lighting and plumbing fixtures, HVAC equipment) your carpet will go in. You will also see your mirrors, shower doors, closet shelving installed followed by a final clean.

FINAL WALK THROUGH 

Once your home is almost complete, our team will walk you through your new home to acquaint you with its features and the operations of various systems and complements. You will be explained how to maintain your home as well as the warranty coverage and procedures. You will receive a copy of the detailed walk through with our team noted with anything that needs attention. Items will be addressed prior to you moving in.
